Fees for Service:
• General Property Management = 5.0% to 10.0% of Gross Receipts
• Exclusive Right to Lease the Premises*
• $100 Fee for each Renewal of Lease (No charge for NEW leases)
• $100 Fee for each "after-hours" emergency call (between the hours of 9 PM to 7 AM)
• All subcontractor charges shall be passed through to landlord and withheld from the monthly payment.

* Please note that market conditions dictate payment of fee to Broker. That is, depending on market vacancy rates and typical business practice at the time of availability, the renter or owner may be required to pay the fee. Since 1995, the industry standard is renters paying the fee. However, over the past 12-18 months rising vacancy rates have forced many landlords to pay the broker fee. The standard fee in Boston is 8.33% of term rent (One Month's Rent).
